When talking to property owners trying to sell their homes I’m often asked, “why should I sell my house to you?” It’s a great question and I have 3 reasons that I will explain why I feel you should sell your house to an investor.
Today’s homeowners have a lot of options when it comes to selling a home. They can:
- list the home with a real estate agent
- sell the house themselves
- sell the house to a real estate investor
None of these options is necessarily better than the other, but they each have their own advantages and disadvantages.
Here is what I say when I’m asked by the homeowner why they should sell their house to me:

Selling Is Fast
In many cases, sellers are in a rush to get their home sold. It could be that they are facing foreclosure or settling a divorce. Or sometimes the seller has moved because of a job change and needs to sell the home quickly to avoid two mortgage payments. Or maybe it’s because someone might inherit a house that they don’t want the hassle of dealing with the needed repairs to sell the house.
Most people find that selling the home themselves or through a real estate agent is anything but fast in most cases. Unless your home is in a highly desired area, you will either need to significantly reduce the price of the home or you could be waiting anywhere between one and three months before you accept an offer to sell.
On the other hand, I have private funds because I’m an independent investor and oftentimes close on a house within 7 days or less.
Offers Can Be Flexible
If the homeowner wants a quick close on their home, we can make that happen. If they want a traditional closing on the home, we can do that too. As an independent investor, we have more freedom to make deals happen as quickly as the homeowner wishes.
As a private investor, we have fewer rules to follow, unlike bank bureaucracies. We are also aware of possible creative solutions to meet the needs of the homeowner that your average home buyer wouldn’t think of while they are negotiating.
Keep An Open Mind
Even if the home is not in a highly desired neighborhood, we may still purchase a house that no one else will. In most cases, these homes have termite damage, mold, fire damage, roof or foundation problems or they may simply have major repairs. Homes with these conditions scare traditional home buys and real estate agents hate listing them because they know they are a hard sell to buyers.
I enjoy talking to sellers about their home repair needs because I can see the homes potential value after the repairs are made. That makes these home investment purchases a challenge, but generally speaking, we aren’t worried about the extensive repairs that need to be made as long as the after-repair value of the home justifies the expense.
In conclusion, if you are looking to sell your house, be sure to look into all the different avenues needed to get your home sold. Make sure whichever option you choose, best meets your needs.
